Vistancia Quarterly News and Sales Update

We finished off the 4th Quarter of 2013 with a downward trend in the subdivision, but also note that we had a downward trend throughout metro Phoenix.

The builder has approximately 23 lots remaining to sell in Trilogy at Vistancia, they sold approx. 75 homes in 2013. Much less than in 2012, but to be expected as lot locations become scarce.The upcoming community Trilogy West has been approved by the city of Peoria, construction of a new floor plan called the Create which will be built in the new development is underway in the remaining 12 lots at Vistancia which will become the new communities model home park for the initial launch.

Market Stats  and Homes sold for the 4th Quarter 2013 Trilogy at Vistancia

  • 36 Units sold in the 4th quarter, down 12.2% from 2012  with 41 units
  • Median Sold price for the community came in at 362,970,. This is a 12.2% increase in the 12 month period from last year.
  • Median list Price: 374,370.  A 14.4% increase over last year.

Listing Activity for Trilogy at Vistancia

Low sale at 212,000 with only that home closing for less than 200,000, by comparison last year the low sale was 190,000 with 4 homes closing under 200,000. As of January 1st 2014 only one home is listed under 200,000 this year. We have seen the end of homes below 200,000 in this community, for the next few quarters at  minimum.

The High Sale for the 4th Q came in at 760,000 for a Stellare Model home on the golf course.  Last year’s high sale came in at 520,000 for a Stellare on the golf course.

  • Active Market Listings Jan 1st 2014 = 116 homes
  • Active Market Listings Jan 1st 2013= 112  homes
  • Slightly higher inventory going into first quarter, but also bear in mind the builder only has approx. 23 homes to sell this year.

With the remaining buildable lots in high demand and short supply, resale inventory will be in strong demand as we head into the peak season. This could mean some record breaking sales volume for resale in 2014 and increases across the board.
