Trilogy at Vistancia Quarterly News and Sales Update
Trilogy at Vistancia Sales Volume finished up 1st Q of 2014 with a double digit downward sales trend in the subdivision, Although the metro area in general witnessed downward sales volume, Trilogy at Vistancia outpaced the average with a -36.7% in closed homes.
The builder has approximately 20 lots remaining to sell in Trilogy at Vistancia, they sold approx. 75 homes in 2013. Much less than in 2012, but to be expected as lot locations become scarce.
Shea homes is anticipating selling out of all 20 lots by late fall and recently introduced a golf course lot promotion tied to their last 7 lots available. If you contract to build on one of the lots by April 30th, Shea will provide you a 20,000 credit in backyard goodies, such as a kitchen, fireplace area, etc.
Trilogy West has applied to permit for 270 of its approx. 950 lots. Scheduled to break ground this fall, there will be 6 new model homes constructed. Natura collection homes will be offered in the 270 lot release and phased out as progress continues. All existing Veritas and Vita plans are currently being discontinued. Market Stats and Homes sold for the 1st Quarter 2014
- 31 Units sold. Down from 2013 by -36.7% 49 units sold in 2013
- Median Sold price for the community came in at 365,160. This is a +6.6% increase in the 12 month period from last year.
- Median list Price: 349,900. An 11.4% increase over last year. Median List was 313,950 in 1sr Q 2013.
Listing Activity for Trilogy at Vistancia
Low sale at 202,000 with only 5 homes closing for less than 250,000, by comparison last year the low sale was 175,500 with 10 homes closing under 250,000. As of April 1st 2014 only 5 current listings under 250,000. We have seen the end of homes below 200,000 in this community, but with the decrease in traffic buyers will have more options.
The High Sale for the 1st Q came in at 612,500 for a Stellare Model home on the golf course. Last year’s high sale came in at 555,000 for a Stellare on the golf course.

- Active Market Listings Jan 1st 2013= 112 homes
- Slightly higher inventory going into 2nd Q, but also bear in mind the builder only has approx. 20 homes to sell this year.
While community interest has waned, it is still a very sought after neighborhood. Builder ads are not as strong as they are in close out mode. Interest should pique again next fall with the launch of Trilogy West. Current market conditions in Trilogy lean to a balanced market slightly in favor of buyers
