Trilogy at Vistancia Sale News 1st half 2016

Trilogy at Vistancia Home Sales During the first half of 2016 Trilogy at Vistancia saw a decline in sales volume of 18.4% in resale homes compared with previous year’s sales. Why did this occur? Various answers come into play, namely the new annex parcel sales took off with the opening of new parcels and plans. Buyer traffic is also decreased in active adult communities in general after being very strong for several years. While it may not be the best time to put your home on the market, especially in the summer, it is a GREAT time to buy one! Trade up buyers especially will capitalize on selling high and buying low.

2016 numbers at a glance:

73 active listings ( up slightly from 2015 67 )

87 closed homes in the first half  ( 102 in 2015 )
Low sale: 217,500 for a Flora  ( 216,000 for a Luna )
High sale: 630,000 for a Spiritus on the golf course ( 685,000 in 2015 for Stellare on golf course )
Total 1st half volume: 31,287,800  (37,034,826 in 2015)
Average price per sq foot 133.03    ( 129.85 in 2015)
Average days on market 116   ( 104 in 2015 )

In summary, the timing for a resale purchase is excellent and most homes present a great value over new built which is starting to push well over 200 a ft on newly constructed homes. Wash view lots are selling at a high premium in the new area making your price per sq ft 250.00 or more. In resale golf course lots are of particular appeal as there are no more opportunities to build along the course. Find your home and call The Tim and Kym Team to facilitate your purchase.
